{"id":15997,"date":"2019-08-05T11:00:32","date_gmt":"2019-08-05T19:00:32","guid":{"rendered":"http:\/\/www.palada.net\/index.php\/2019\/08\/05\/news-9741\/"},"modified":"2019-08-05T11:00:32","modified_gmt":"2019-08-05T19:00:32","slug":"news-9741","status":"publish","type":"post","link":"http:\/\/www.palada.net\/index.php\/2019\/08\/05\/news-9741\/","title":{"rendered":"Emerging Standards and Solutions:  Why Healthy Commercial Buildings Matter"},"content":{"rendered":"<p><strong>Credit to Author: Annick Villeneuve| Date: Mon, 05 Aug 2019 13:00:22 +0000<\/strong><\/p>\n<p>Healthy commercial buildings are a serious topic among real estate professionals today, but why are we suddenly paying so much attention to it? \u00a0\u00a0According to Harvard Professor and Director of the Healthy Buildings Program, Dr. Joseph Allen, it could be because in most countries, we spend upwards of 90% of our time in buildings. In some places, such as Dubai, that number can be over 95%!\u00a0 Sadly, the World Health Organization states that indoor air pollution causes 14 times more deaths than outdoor air pollution.<\/p>\n<p>We also care about healthy buildings for business reasons.\u00a0 Typically, workforce or staff costs (salaries and benefits) are about 90% of the cost of doing business according to real estate service firm JLL in their well-known <a href=\"https:\/\/www.us.jll.com\/en\/trends-and-insights\/workplace\/a-surprising-way-to-cut-real-estate-costs\">\u20183-30-300 Rule\u2019<\/a>.\u00a0 And, building owners want to avoid liability related to the health and safety of their building occupants.<\/p>\n<p>In the case of \u2018sick buildings\u2019, building owners have been found legally liable for health damages to employees from an unsafe or unhealthy work environment many times over the years.\u00a0 Just think of the dangers of asbestos, a material that was finally regulated in the 1970\u2019s and is still central to many <a href=\"https:\/\/mesowatch.com\/asbestos-exposure-lawsuits\/\">lawsuits<\/a> today.\u00a0 And of course, corporate occupiers just want to get the maximum productivity from their employees \u2013 something a healthy work environment can help them do.<\/p>\n<p>In some cases, it is difficult to pinpoint the source of the health issue.\u00a0 The <a href=\"https:\/\/www.ncbi.nlm.nih.gov\/pmc\/articles\/PMC2796751\/\">sick building syndrome<\/a> (SBS) is used to describe a situation in which the occupants of a building experience acute health- or comfort-related effects that seem to be linked directly to the time spent in a particular building. \u00a0\u00a0Typically, no specific illness or cause can be identified. The complaints may be localized in a particular room or zone or may be widespread throughout the building.<\/p>\n<p>As evidenced by SBS, occupant health in buildings can be impacted by many things.\u00a0 Among these, air quality is critical.\u00a0 Air quality includes measure like CO2, CO, particulate matter, VOC\u2019s (volatile organic compounds), etc.\u00a0 Your buildings also need clean water and energy, and they should use materials that do not emit gasses such as VOC\u2019s.\u00a0 Lastly, people comfort helps to keep occupants happy, healthy and productive.\u00a0 Even factors such as relative humidity, temperature, ambient lighting and noise can impact well-being and productivity.\u00a0 According to the <a href=\"https:\/\/new.usgbc.org\/press\/benefits-of-green-building\">US Green Buildings Council\u2019s 2018 report<\/a>, green buildings can positively impact public health, and improving indoor air quality can reduce absenteeism and lost work hours due to asthma, respiratory allergies, depression and stress.\u00a0 Building occupants also self-reported improvements in productivity.<\/p>\n<p>Because of the importance of human health on the bottom line, global standards are emerging.\u00a0 The <a href=\"https:\/\/www.wellcertified.com\/certification\/v2\/\">WELL V2 standard<\/a> is the first standard to focus exclusively on the impacts of buildings on human health and wellness.\u00a0 WELL V2 consolidates previous iterations and pilots into one WELL for all project types and is designed to accommodate diverse space types and geographies to incorporate and respond to new evidence and public health concerns.<\/p>\n<p>There is also a new standard in commercial healthy buildings called <a href=\"https:\/\/www.reset.build\/\">RESET<\/a>.\u00a0 This standard is based on IEQ or Indoor Environmental Quality and Material Data gathered through sensors.\u00a0 RESET looks at all factors detailed above that impact the environment within a building \u2013 things like air quality, materials used, natural resources such as energy and water, and building comfort scores.\u00a0 The RESET Standard has become the global reference for data quality on materials, air quality and building health.\u00a0 In March of 2017, both organizations announced a strategic partnership to align applicable areas of WELL and RESET to improve indoor air quality.<\/p>\n<p>For Schneider Electric\u2019s part, we are on top of this trend and the emerging standards.\u00a0 We understand the impacts of occupant well-being on our customers\u2019 bottom lines and we are developing solutions to address their challenges.\u00a0 Our new <a href=\"https:\/\/www.schneider-electric.com\/en\/product-range-presentation\/66378-the-connected-room-solution\/\">Connected Room Solution<\/a> leverages SmartX IP sensors and controllers to monitor and control room climate and works together with Schneider Electric\u2019s Engage Comfort mobile app to allow for individual comfort controls.\u00a0 When combined with <a href=\"https:\/\/www.schneider-electric.com\/en\/product-range-presentation\/62111-ecostruxure%E2%84%A2-building-operation\/\">EcoStruxure Building Operation<\/a> which manages HVAC, fire safety and lighting control (among other building systems) and <a href=\"https:\/\/www.schneider-electric.com\/en\/work\/services\/field-services\/building-services\/workplace-advisor-smart-offices.jsp\">EcoStruxure Workplace Advisor<\/a>, which provides advanced wellness analytics such as proactive monitoring of Co2, temperature, humidity, noise, light, and VOC levels, our solutions help our customers meet the latest standards and more importantly, create a healthy working environment for building occupants.<\/p>\n<p>For more information on healthy commercial buildings, visit our <a href=\"https:\/\/www.schneider-electric.com\/en\/work\/solutions\/for-business\/real-estate\/\">commercial real estate website<\/a>, and I encourage you to read <a href=\"https:\/\/news.harvard.edu\/gazette\/story\/2018\/02\/your-building-might-be-making-you-sick-joe-allen-can-help\/\">\u201cYour Building Might be Making You Sick&#8221;
